Having (nearly) everything twice, being no longer just one of two in the week. Being a Pizza-lover like no other, disliking ham, hence the new title.

I Need Advise



We just had a look at an apartment... we want to buy! So this is really a very, very important decision to make...
Here it is:

+ it is in a very, very beautiful area
+ 110 m²
+ cost: we hopefully can get enough from family to afford it (Ingo doesn´t want (me) to take out a loan)
+ the room layout is perfect!!!
+ it has a balcony to the inner courtyard (not to the street)
+ there is a little garden that hardly anyone uses
+ the balcony has no sun in the evening (sun-allergy)
+ bathroom is perfect
+ kitchen is perfect (actually nearly too large, we´d need visitors!)
+ there is no apartment above... no noise to expect
+ nothing has to be done, it´s ready to move in
+ would be free in December... enough time to plan ahead
+ place for my bike outside, but "safe"

... now to the other list

- 3 1/2th floor (actually more, the rooms are very high, it´s an old building)... we don´t get younger, what about errands, heavy stuff? Or if one gets as sick as Ingo just was or breaks a leg... I hope I get used to the view from the balcony, I´m stupidly afraid of heights
- the rooms are high... heating will be expensive
- there is no apartment above... more heating
- the roof needs to be done - it has no insulation whatsoever, plus the tiles need to be replaced, more money to come (to give away, but they have a system, probably won´t affect us too much)

I just don´t know what to do... There aren´t much offers in this area... at least none we could afford so far.

We need a decision by Sat evening, they wanna decide on Sunday (they had appointments last Sunday, but we were too late).

What to do, what to do?? First sleep over it.

There are more +, but the - have a very heavy weight...

We can apply for it, that´s all anyways. Others can offer more money, that´d be it cause we can´t.

I´d be more than we need, it´d be luxury in my point of view. Now we have 69m² and it´s ok, a bit small maybe.
I just don´t know.

And if anyone has a guess, that would be great!

Addendum: the bathroom itself is about 12m²!! We could dance in that, who needs that?! Argh, I can´t make my mind up!!! (the design is useful, though!)

Have you been searching long enough to make an informed decision on whether it is worth it or not? Have you compared enough similar places to know that the price is right? How much extra is the heating going to be? Is the roof covered by strata for the building or will you be responsible for it and associated expenses?

You make it sound like the area is ok and probably doesn't affect your work. Is parking adequate? Is this something you'll look back on, once it is renovated, and think, "We couldn't have done better than this and there are no regrets"?

Can you afford it?

I think that you're pretty close to making up your mind already on this one.

Sounds wonderful!

Hammy raises some great points, here's a couple more to consider:
-have you compared it with what else is available? Price, space, etc. Does it represent good value or are you paying for the location?
-You said not much is around, do places sell quickly or sit for a long time. If you needed to sell, would it be easy to do?
-The 3 flights up thing is worth considering but will you be looking at this as a 'forever' kind of house or a 'next 10 or so years' kind of house?
-Are you the kind of people who can make these kind of huge decisions in a hurry and then be happy with them? If you have a history of rushing decisions and then regretting them, don't do it.

Well, first of all, thank you guys very much for taking the time and helping us! I´m going through this step by step:

Hammy, the problem is, the Easerly Ring-Area is very small... it is one of the most beautiful areas in Braunschweig and I want a balcony.
So... there aren´t much offers!
In fact, we had seen only one other apartment (which was crap - the dumbest room-layout I have ever seen!).

There are offers, but way, way too expensive for us. We are hunting (successless) since August! This is why we are so desperate!
There will be 250,- each month on top, which is ok. Plus heating, water and electricity - which we pay here as well .

Parking is like it is here... difficult. At least there is no cultural centre nearby (like here), that should make it easier, I guess.
No renovation required! That´s the good thing about it!!

Well, we can not afford like having the money right here. 61 000 are missing, but our families have said they´ll help us - guess it´s still not enough, though, we gotta ask the bank...

Will we have regrets? Who knows???

Red Dirt Mummy, well, as said, not much offers available. We have compared floorplans online and there most (of the few) got a no already. So I know this one is one of the best considering the room-layout.
No idea if places sell quickly, but there were a bunch of people having a look on this one! (one even with three kids! Do they plan to prop they all in one room?! That´ll be fun once they reach the Teen-stage!). Hmmm, selling, no idea? It´s rather a next-10-years-thing I think. Maybe a bit longer but not forever...

No... I have never ever made such a huge decision in my life before!!! And I hate making it so quick! But I am afraid to miss a chance, too.

I think we will apply. I think they get better offers anyways.

Aww, it´s just not fair, kinda. We work hard, and it´s never enough!

And I don´t wanna live near a busy main-road. Or with a neighbourhood you know what.... and we feel home here!

I will let you know how it turned out...

I did get your email, sorry I only get here now. Seems you have worked it out well enough by now. What was the decision?
I know they say sometimes you're better off owning than not, no matter what? Hopefully that'll help.
